Dealing with Violations

The following is information regarding the HOA covenant violations as defined in the Residential Improvement Guidelines and Site Restrictions and the Declaration of Protective Covenants, Conditions and Restrictions.

Schedule for Violation Notices

  1. Notice of violation sent out as a warning.

  2. Two weeks later, a Warning Letter is sent out for unresolved issues and a $50 fine is levied.

  3. Four weeks after the initial letter, a second Warning Letter is sent and an additional $100 fine is levied.

  4. Six weeks after the initial letter, a third Warning Letter is sent and an additional $200 fine is levied.

  5. Every subsequent two weeks following the third letter will accrue another Warning Letter and an additional $200 fine, until the issue is resolved.

Pictures are available on request for violations that have been assessed a fee.

Some of the most common violations include:

  • Trash cans not hidden from view on days other than trash days.

  • Unpaid association dues.

  • Unfinished or unmaintained lawn (back yards do have to be finished).

  • Fences and/or houses that are not stained/painted (or need restained/repainted).

  • Dead or missing trees in the front yard.

  • Storing campers, trailers, RV's, buses, boats, or tractors on a homeowner's property for over 48 hours, unless stored in the garage.

Immediate Violations

Certain violations are of an immediate nature.

  • Campers, trailers, motor homes, buses, RV's and/or boats shall not be stored on the property in excess of 48 continuous hours or 72 hours in any 30 day period. Upon the passing of 48 hours, a violation has incurred and can be fined immediately.

  • Box Trucks, semi's, tractors and/or trailers are never allowed, except by permission from the Architectural Review Committee (ARC) for move in or out.

  • Trash cans are always required to be stored out of sight.
